Garbage Pickup:

Mondays and Thursdays (we ask that garbage is to be placed at the curb only the evening before it is to be picked up and that the garbage cans be removed from the curb on the same day).

Recyclables:

Recycle pick up is every Thursday and are only to be placed at the curb the morning of or the evening prior to pick up.

Frequently asked questions:

What happens when the Coach Lamp at my garage entrance needs replacing?         Replace with Hampton Bay Lamp, SKU 3 433-659, obtainable at Home Depot for around $80.00 – our only approved replacement.

My roof leaks?          Note: New  GAF Procedure.  Submit a Work Request .  The Board Director responsible will email GAF with your name, warranty number and your phone number. A representative from GAF will call with a confirmation number and set and appointment to determine if your situation is covered.   Note that leaks caused by storm damage are NOT covered by warranty but by your own Homeowner’s Insurance.

Also, if you obtain a Wind Mitigation Certificate for your roof it could save you a few hundred dollars, long term, on your house insurance. These contractors are licensed to do this type inspection; or you can contact your insurance agent  or real estate agent for a referral.

I have lost my mailbox key?          Call a locksmith and get a new lock (and a spare key) or go to the hardware store and buy a new lock.  As a home owner, the key is your responsibility and your private property.  The Association has no right to possess or have access to your mailbox key.

The street light is out?          Call the Duke Energy Business Office, giving them the pole number, which is shown on the tag on the pole.  Tel. # 1-800-700-8744

HOA Maintenance Fees – What they cover

Basic lawn care

Provide contractual lawn care service

Mowing , Edging,

Limited bush trimming, Approximately once monthly

Hand raking not included

Lawn spray service

Provide contractual fertilizing and spraying of all lawns

Alternate months (certain products subject to EPA restrictions at to when they may be sprayed)

Fertilizers

Weed Control but not spot spraying or hand weeding

Sprinkler System

Maintain sprinkler system and provide scheduled irrigation of all lawns

Garbage pick up   

Twice weekly, recyclables every Thursday

Pool Clubhouse

Year round Maintenance, including winter season, utilities and repairs

Exterior Painting 

Scheduled repainting

Roof 

Provide for roof leak services (not storm related)

Schedule when the roofing shingles need to be replaced

Permits can only be found on the City of New Port Richey Web Site not the County

All home owners have the responsibility to maintain the outside of their unit in regard to windows, garage door, service garage door, front door, gutters,  porch, sidewalks and driveway to maintain the integrity of the community.

HOA fees as of Jan. 2024 are $ 215 a month per unit
