Frequently Asked Questions – Before You Buy

Estoppel sheet:

Title Companies: Please submit estoppel requests via email to briarpatchnpr@yahoo.com.

Real Estate Agents & Owners:

Owners who are selling their property may install a “For Sale” sign not to exceed 24” by 24”. This sign must be professionally printed “For Sale by Owner” or represent a Real Estate Firm. This sign shall be placed directly in front of the garage wall under the outdoor light, or by the garden near the front of the home. NOT a huge stake in the middle of the yard.

Prospective Sellers:

Go to Printable forms. Then click 3rd form ” Disclosure Form” and submit to briarpatchnpr@yahoo.com after buyer signs it at closing.

Prospective Buyers:

Must download & READ Deed Restrictions & Bylaws.

Go to Printable Forms. Then click 1st form “Certification of Understanding the Deed Restrictions & By Laws & 2nd form 55+ Certificate and submit to  briarpatchnpr@yahoo.com.

All prospective buyers must READ the Bylaws and Deed Restrictions & sign the form that they have read and understood them. MUST be an actual signature – NOT a computer generated one.

After home is purchased, buyer must submit proof of H03 insurance. A copy of the Declarations page, which includes their name and address and dates of policy, is to be sent to briarpatchnpr@yahoo.com

All ESA (Emotional Support Animals) MUST be pre-approved by the HOA prior to closing. Send proper documentation from your Florida physician or licensed clinical therapist to briarpatchnpr@yahoo.com.

HOA Fee:

As of January 2024 HOA fees are $215 a month per unit. Many owners choose to pay the HOA fee via Auto-Pay.

Shortly after you close on your home, one of our board members will contact you to discuss your HOA payment method as well as address any questions you may have about the Briar Patch community. Homeowner Insurance:

All homeowners are required to purchase and maintain adequate hazard insurance and liability insurance on their respectively owned lots including the residence located on the lot. Please consult your insurance provider to discuss the best coverage options available to you. Note: These units are not condominiums. These units require HO 3 insurance.

Pets:

ESA dog needs to be pre-approved prior to sale. Prospective homeowner needs to submit a letter from their Florida doctor or licensed clinical therapist, who is knowledgeable about the disability, and submit to briarpatchnpr@yahoo.com.

***Ensure to follow HOA Bylaws which state your pet must always be kept in or on the homeowner’s property. You must immediately collect and sanitarily dispose of your pet’s waste. When taking your pet out for a walk, pet must be on a leash. Be sure to keep your pet in the roadway. Do NOT let them do their business on another homeowner’s lawn or common grassy areas. We encourage dog owners to walk their animals on Trouble Creek.

Acceptable pets: Indoor pets – one household cat or two usual household birds.
